They are on-call 24 hours a day and are responsible for administrative activities, marketing, leasing and home sales, property maintenance, budgeting, human resource management and resident relations.</div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H3 style="font-size:1.0em;margin:0.0px"><b>Job Duties</b></H3> </div><div><ul> <li>Markets models, pre-owned and brokered homes for sale in the community. Prepares documents to list and sell homes. (Essential)</li> <li>Resolves complaints and responds to issues in a timely manner. (Essential)</li> <li>Manages the rent collection process including collecting, posting and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts. (Essential)</li> <li>Handles delinquencies and approves eviction proceedings while adhering to Sun's policies. (Essential)</li> <li>Monitors, codes and approves invoices for operating expenses and sales related costs. (Essential)</li> <li>Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.</li> <li>Assists with developing and maintaining marketing strategies</li> <li>Coordinates lease homes, including repairs, leasing activity, lease-to-purchase sales, refurbishments, re-leasing, closing, and follow-up</li> <li>Ensures compliance with federal, state, and local agencies that regulate fair housing laws and community operations</li> <li>Initiates lease renewals and rent increase letters, ensuring timely distribution</li> <li>Inspects and recommends purchase and renovation of used/repossessed homes</li> <li>Prepares sites for home models; coordinates with maintenance team to ensure vacant sites are prepared for home move-ins</li> <li>Handles emergencies that may arise onsite, ensuring adherence to standard operating procedures</li> <li>Ensures compliance of safety policies; completes worker's compensation accident and incident reports in a timely manner</li> <li>Ensures that community appearance is maintained to Sun's curb appeal standards</li> <li>Assists with preparation of budgets; provides accurate data to assist in CapEx and expansion needs</li> <li>Reports deficiencies that would adversely affect the operation of the community</li> <li>Reviews and compiles property accounting reports for the Accounting Department</li> <li>All other duties as assigned</li> </ul></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H3 style="font-size:1.0em;margin:0.0px"><b>Requirements</b></H3> </div><div><ul> <li>High School Diploma or GED (Required)</li> <li>Bachelor's Degree in Real Estate, Hospitality, or Business (Preferred)</li> <li>4 years in property management experience, including 2 years of supervisory experience (Required)</li> <li>6 months in prior sales and leasing experience (Required)</li> <li>General knowledge of maintenance</li> <li>Demonstrated leadership abilities</li> <li>Strong organizational skills</li> <li>Excellent verbal and written communication skills</li> <li>Solid negotiation skills</li> <li>Ability to thrive in a fast-paced environment</li> <li>Working knowledge of basic accounting principles</li> <li>Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law</li> <li>Intermediate computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet</li> <li>Flexibility to respond to community needs during non-business hours</li> <li>Ability to live on-site within the community (housing provided)</li> <li>Must have a valid driver's license</li> </ul></div></div></div><p><strong>REWARDING BENEFITS</strong></p> <p>At Sun Communities, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
