They are responsible for administrative activities, marketing, leasing & home sales of new and pre-owned homes, property maintenance, budgeting & most importantly resident & guest relations</div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H3 style="font-size:1.0em;margin:0.0px"><b>Job Duties</b></H3> </div><div><ul> <li>Ensures guests & residents receive the highest levels of service consistent with Sun’s Customer Service philosophy (Essential)</li> <li>Handles resident & guest complaints in a timely & professional manner, communicating through a variety of means (Essential)</li> <li>Manages the rent collection process, including collecting, posting & depositing income from leasing of rental sites. Ensures bad debt is submitted to collections (Essential)</li> <li>Handles delinquencies & approves eviction proceedings while adhering to Sun’s policies (Essential)</li> <li>Reviews residency applications & approves or denies residency (Essential)</li> <li>Ensures compliance of policies designed to increase team member safety. Submits workers’ compensation accident & incident reports on a timely basis (Essential)</li> <li>Reports deficiencies which would adversely affect the operation of the resort to the RVP (Essential)</li> <li>Enforces resort rules & regulations (Essential)</li> <li>Ensures compliance with federal state & local agencies that regulate fair housing laws & resort operations (Essential)</li> <li>Ensures that overall resort appearance is well maintained & groomed to Sun’s curb appeal standards (Essential)</li> <li>Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.</li> <li>Monitors, codes & approves all invoices for operating expenses & sales related costs. Maintains petty cash & activity accounts</li> <li>Consults RVP to determine the best course of action in the event a question or situation does not have an established guideline</li> <li>Oversees & accounts for balancing of RV income nightly. Signs off on bank deposits and forwards RV income report to Main Office</li> <li>Inspects & recommends purchase & renovation of used/repossessed homes.</li> <li>Markets models, pre-owned & brokered homes for sale. Prepares documents to list and sell homes</li> <li>Identifies & prepares sites for Sun Homes models. Coordinates with maintenance team to ensure vacant sites are prepared for home move-ins</li> <li>Assists RVP with developing a marketing strategy & maintaining effective advertising to attract prospective guests</li> <li>Assists RVP with preparation of annual operating budget. Provides accurate data to assist in capital expenditure & expansion budget needs</li> <li>Reviews monthly property accounting reports and compiles reports for the Accounting department. Prepares monthly explanation of P&L variances</li> </ul></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H3 style="font-size:1.0em;margin:0.0px"><b>Requirements</b></H3> </div><div><ul> <li>High School Diploma or GED (Required)</li> <li>2 years in property management/resort experience, including 2 years of supervisory experience (Required)</li> <li>6 months in previous sales and leasing experience (Preferred)</li> <li>6 months in experience with NetSuite (Preferred)</li> <li>General knowledge of property maintenance</li> <li>Solid negotiation skills</li> <li>Ability to thrive in a fast-paced environment</li> <li>Working knowledge of basic accounting principles</li> <li>Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law</li> <li>Basic computer proficiency, including email, the internet and Microsoft Office Suite</li> <li>Flexibility to respond to resort needs during non-business hours</li> <li>Ability to live on-site within the resort (housing provided), if applicable</li> <li>Must have a valid driver's license</li> </ul></div></div></div><h3><b>REWARDING BENEFITS</b></h3> <p>At Sun Outdoors, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
