A Better Opportunity

Better’s adjacent business, Better Settlement Services, is responsible for obtaining and reviewing all property-related documents associated with the loan transaction for participating borrowers. This includes the valuation, title, homeowner’s insurance, and homeowner’s association in a condominium. We are developing industry-leading technology to modernize these collateral processes, increase team member productivity, originate high-quality loans, and provide the best experience possible for our customers. You will become an expert on Agency, Non-Conforming, and HELOC policy guidelines and be exposed to other aspects of the loan origination process including sales, processing, underwriting, closing/funding, and capital markets. Overview

The Team Lead, Settlement Services is responsible for leading, coaching, and scaling a high-performing team of Title Analysts supporting purchase, refinance, and home equity transactions. This role owns day-to-day execution, quality, and productivity for the team while serving as a senior subject-matter expert and escalation point across title, underwriting, post-closing, and external partners.

The ideal candidate combines deep title expertise with strong people-management skills, operational discipline, and a passion for developing talent while delivering consistent, investor-compliant outcomes at scale.

Responsibilities

People Leadership & Team Management

o Manage, coach, and develop a team of Title Analysts responsible for title review and clearance across multiple transaction types.

o Set clear performance expectations related to productivity, quality, turnaround times, and customer experience.

o Conduct regular one-on-ones, performance reviews, and career development planning for direct reports.

o Provide ongoing coaching, feedback, and mentorship to strengthen technical skills and judgment.

o Foster a collaborative, accountable, and customer-centric team culture.

Operational Execution & Quality Ownership

o Own team-level productivity, SLA adherence, and quality metrics; identify trends and proactively address performance gaps.

o Serve as the primary escalation point for complex title issues, investor guideline interpretation, and high-risk files.

o Ensure consistent application of Fannie Mae, Freddie Mac, FHA, and Non-Conforming title requirements across the team.

o Partner with Quality Control, Underwriting, and Post-Closing to resolve defects and prevent repeat issues.

o Balance speed, risk management, and customer experience in a high-volume environment.

Subject Matter Expertise & Escalations

o Act as a senior title SME for complex scenarios involving liens, judgments, property taxes, surveys, legal descriptions, and title exceptions.

o Support cross-functional partners with guidance on title-related policy interpretation and edge cases.

o Review and approve exceptions or risk-based decisions where appropriate.

Process, Technology & Continuous Improvement

o Identify opportunities to improve workflows, documentation standards, automation, and vendor coordination.

o Partner with Operations, Product, and Technology teams to support new tools, system enhancements, and process changes.

o Contribute to training materials, job aids, and standard operating procedures (SOPs).

o Support onboarding and ramp-up of new hires to full productivity.

o Ensure continuity of operations by coordinating and providing coverage for team members during absences (PTO, sick leave, training, or other planned/unplanned time off).

o Effectively manage a personal pipeline while also supporting team coverage and maintaining operational continuity.

Qualifications

Required Experience & Skills

o 5+ years of real estate, mortgage, or title experience, with demonstrated expertise in title review and clearance.

o Strong working knowledge of Fannie Mae, Freddie Mac, FHA, and Non-Conforming title guidelines and settlement procedures.

o Advanced proficiency in assessing liens, judgments, property taxes, special assessments, surveys, legal descriptions, vesting, and mortgage instruments.

o Proven ability to exercise sound judgment in ambiguous or complex scenarios while balancing risk, speed, and customer experience.

Leadership & Communication

o Strong coaching, mentoring, and feedback skills with a track record of developing high-performing teams.

o Excellent verbal and written communication skills; able to explain complex title issues clearly to diverse audiences.

o Collaborative leadership style with the ability to influence across teams and functions.

Analytical & Operational Strengths

o Highly detail-oriented with exceptional document analysis and risk assessment skills.

o Strong problem-solving and critical-thinking capabilities.

o Ability to prioritize competing priorities and manage escalations under tight deadlines.

o Comfortable driving change, improving processes, and adopting new technology.

Preferred Qualifications

o 2+ years of people-management or team-lead experience in an operations, title, or mortgage environment.

o Experience supporting scaled mortgage or fintech operations.

o Prior experience as a Senior Title Analyst, Lead Analyst, or similar escalation role.

o Familiarity with LOS, title platforms, and document management systems.
