Site Manager (Planned Works - Roofing & External Works) Location: Manchester
About the Role United Infrastructure is looking for an experienced and driven Site Manager to oversee the delivery of planned roofing and external refurbishment works within the social housing sector.
Reporting to the Contracts Manager, you will take full responsibility for the day-to-day management of site operations across occupied residential properties, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards. Key Responsibilities
• Manage and coordinate all on-site activities associated with roofing, external refurbishment, and planned maintenance programmes.
• Lead site teams, subcontractors, and operatives to ensure efficient project delivery and achievement of programme targets.
• Conduct site inductions, daily briefings, toolbox talks, and safety inspections to maintain a proactive health and safety culture.
• Monitor project progress, identify risks, and implement effective solutions to minimise delays and disruptions.
• Ensure all works are completed in accordance with specifications, contract requirements, building regulations, and company quality standards.
• Maintain accurate site records, including progress reports, site diaries, health and safety documentation, and quality inspections.
• Build and maintain positive relationships with residents, clients, local authorities, and key stakeholders, ensuring excellent customer service throughout the project lifecycle.
• Work closely with commercial teams to monitor project costs, review subcontractor performance, approve dayworks, and support cost control measures.
• Manage materials, labour, and resources effectively to maximise productivity and programme performance.
• Ensure all personnel are appropriately trained, competent, and equipped with the necessary PPE and tools.
• Support social value and community engagement initiatives, promoting a positive company presence within local communities.
About You To be successful in this role, you will have:
• Proven experience as a Site Manager within the social housing, planned maintenance, or refurbishment sector.
• Strong knowledge of roofing and external works programmes, including occupied property environments.
• Excellent understanding of Health & Safety legislation and site compliance requirements.
• Demonstrable experience managing subcontractors, direct labour, and multiple workstreams.
• Strong communication, leadership, and stakeholder management skills.
• Ability to deliver projects against programme deadlines while maintaining exceptional quality standards.
• Competent IT skills, including Microsoft Office and site reporting systems.
