Live Where You Lead

As Pier 4 continues to grow its portfolio of residential communities, we are seeking an experienced Live-In Building Superintendent to join our team in London, Ontario.

This is an opportunity for someone who takes pride in their work, enjoys building strong relationships, and wants to make a meaningful impact on the lives of residents. As the on-site face of the community, you'll play a key role in creating a safe, clean, and welcoming environment while ensuring the property is maintained to a high standard.

Reporting to the Property Manager, the Building Superintendent is responsible for the day-to-day operation and upkeep of the property, including preventative maintenance, resident service, and responding to building-related concerns. This hands-on role offers variety, independence, and the opportunity to be part of a growing organization committed to excellence.

Key Responsibilities

• Serve as the primary on-site contact for residents, delivering exceptional customer service and fostering positive tenant relationships.

• Maintain a safe, clean, and welcoming living environment through regular inspections and upkeep of common areas.

• Respond promptly and professionally to resident inquiries, concerns, and service requests.

• Complete move-in and move-out inspections and coordinate elevator bookings to support a seamless resident experience.

• Perform light maintenance, troubleshooting, and preventative maintenance activities to preserve the condition of the property.

• Support resident retention by proactively addressing concerns and collaborating with the Property Management team to resolve issues.

• Coordinate and provide access for contractors, ensuring work is completed safely, efficiently, and to a high standard.

• Assist in maintaining building safety and security, including responding to emergencies and supporting after-hours on-call requirements.

• Support seasonal and site operations, include waste management, snow removal, salting, sanding, and grounds maintenance.

• Act as a first responder to building emergencies, alarms, floods, leaks, lockouts, and other urgent resident needs on a rotational on-call basis.

• Assist with resident engagement initiatives and community events that enhance the resident experience.

• Maintain accurate building checks, equipment logbooks, and operational records as required.

Weekend & On-Call Requirements

As a Live-In Superintendent, you will play an important role in ensuring our residents have a safe, comfortable, and well-maintained home at all times.

• Participate in a rotational schedule for weekend coverage, including building inspections, common area upkeep, move-in/move-outs, waste management, and seasonal grounds maintenance.

• Respond to after-hours emergencies on a rotational basis, including evening, overnight, weekends, and holidays.

• Act as a first responder to building-related emergencies, such as fire alarms, leaks, floods, lockouts, security concerns, and other urgent resident residents.

• Perform basic troubleshooting and coordinate with emergency contractors and service providers when required.

• Maintain a calm, professional, and customer-focused approach when responding to urgent situations.

• Ensure building safety, security, and operational continuity outside of regular business hours.

Crucial Knowledge & Skills

• Ability to work independently and effectively manage multiple priorities.

• Basic knowledge of building systems, maintenance, and troubleshooting.

• Understanding of health, safety, and emergency response procedures.

• High attention to detail and commitment to maintaining property standards.

• Ability to maintain confidentiality and professionalism when interacting with residents.

• Physically capable of performing maintenance-related duties, including lifting up to 50 lbs.

Education & Experience Required

• Minimum 1 year of experience in a Building Superintendent, Building Manager, Building Supervisor, On-Call Cleaner, or similar residential property operations position.

• Experience responding to on-call or after-hours resident and building emergencies.

• Familiarity with residential building operations and preventative maintenance practices.

• Knowledge of the Ontario Residential Tenancies Act and landlord/tenant responsibilities is considered an asset.

• Valid Police Clearance check.
