Maintenance Supervisor
Property: Cedarbrook Apartments - Camden, SC
Summary
NHE, Inc. is seeking an experienced Maintenance Supervisor to lead maintenance operations at a multifamily community. This role oversees repairs, unit turns, preventive maintenance, safety compliance, vendor coordination, and supervision of on-site staff. The ideal candidate is organized, safety-focused, and committed to excellent resident service.
Responsibilities
• Supervise, schedule, and perform daily maintenance operations
• Coordinate with Community Manager on inspections, move-ins/outs, and projects
• Ensure units are ready for occupancy, including all repairs and make-ready tasks
• Manage service requests, monitor completion quality, and minimize callbacks
• Hire, train, coach, and evaluate maintenance team members
• Conduct vacant unit inspections and confirm readiness for move-in
• Identify and address safety hazards; enforce PPE and safety standards
• Oversee preventive maintenance for property systems and equipment
• Manage inventory, order supplies within budget, and assist with budgeting
• Maintain clean work areas and respond to emergencies and weather conditions
• Coordinate vendors, warranties, and quality control
• Perform maintenance technician duties as needed
Qualifications
• 5+ years general maintenance experience; multifamily experience preferred
• Prior supervisory experience required
• Strong troubleshooting skills (HVAC, plumbing, electrical, appliances, etc.)
• Valid driver’s license or reliable transportation
• Basic English literacy and math skills
Skills & Abilities
• Proficiency with maintenance tools and equipment
• Strong organization, multitasking, and decision-making skills
• Excellent communication with residents, staff, and vendors
• Ability to work independently with professionalism and confidentiality
Certifications
• EPA Freon Recovery (Type I & II or Universal) required
• CAMT, HVAC, plumbing, or additional trade certifications preferred
• Required state/local permits (pool, electrical, HVAC, plumbing)
Physical Requirements
• Lift up to 50 lbs; climb ladders/stairs; work on rooftops
• Exposure to weather, chemicals, electrical systems, and tools
• Participate in on-call and after-hours schedules; follow safety protocols
