Salary: $70,000–$75,000 | Full-Time | Kansas City Metro
We are a growing real estate company seeking a dependable, highly organized Maintenance Operations Coordinator to oversee maintenance operations for a portfolio of over 500 rental homes across the Kansas City metro.
This is primarily a leadership, coordination, and administrative position, not a hands-on maintenance technician role. You will lead a team of six maintenance professionals, manage work orders and vendors, coordinate resources between maintenance and renovations, and keep the department organized and running efficiently.
Key Responsibilities
• Assign, prioritize, and follow up on maintenance work orders across 600+ rental units.
• Lead and coordinate a team of six maintenance technicians.
• Work with contractors and vendors to schedule repairs, obtain pricing, and ensure work is completed properly.
• Keep Rent Manager updated with work orders, notes, photos, invoices, bill backs, and follow-up items.
• Communicate with residents and the property management team regarding maintenance issues and scheduling.
• Coordinate maintenance staff with our rehab team, making available labor and resources available for turnovers and renovation work without allowing regular maintenance to fall behind.
• Coordinate single-vendor renovation projects such as HVAC replacements, roofing, tree work, and similar jobs for both company-owned properties and outside clients.
• As experience grows, assist with estimating and bidding these projects.
• Manage the maintenance on-call rotation and assist with after-hours coordination when necessary.
• Help improve systems, efficiency, accountability, and use of company labor across departments.
Qualifications
• Strong understanding of residential maintenance, including HVAC, plumbing, electrical, and general repairs.
• Strong organizational, administrative, and follow-through skills.
• Experience leading employees and/or coordinating contractors and vendors.
• Comfortable managing multiple priorities and making decisions about where labor and resources are most needed.
• Comfortable working with computers, smartphones, and property management software. Rent Manager experience is a plus.
• Valid driver's license and ability to travel throughout the Kansas City metro as needed.
• Ability to pass a background and criminal check.
While maintenance experience is important, the primary focus of this position is managing and coordinating the work rather than personally performing repairs.
